Define Your Needs

Price Strategy

We will provide you with a detailed CMA (Comparable Market Analysis) to show you what properties similar to yours have sold recently and what their selling prices were. This will help guide you to set a selling price for your property.

 

Often, it can be hard for you, as a seller, to maintain objectivity, so remember to be reasonable about the price you set. You will always be better off setting a fair market value price than setting your price high expecting that someone will come along and be willing to pay it. If your home stays on the market too long because it is overpriced, potential buyers may think that something is wrong with it and you may end up selling it for less than what you could have gotten if you had started out with a realistic asking price.

Prepare Your Property

How your home looks will have an immense impact on how quickly it sells and whether or not you get full market value for it.

 

First impressions are very important and you only get one chance to make one. We, as your real estate agent, can assist you in approaching your home from the buyer's standpoint. What needs to be changed to make a good first impression? This may mean that all you do is prune the trees and shrubs. On the other hand, it may mean that you completely repaint the house, inside and out. Do a "curb to door" check. Give the potential buyers a clear path to enter the home.

Marketing

Now that your home is ready, it's time to put it up for sale and market it.There are many different ways to get the word out that your home is for sale. A yard sign, flyers, and direct marketing are just a few of the many options available.

 

Our marketing programs will provide you with a combination of consistent print advertsing and extensive online exposure. We place your home on many different websites. All of them will be available to a local target market, while a few of them also reach out beyond the area to those who may be moving to Oregon.

Get An Offer

We will review the offer with you, taking care to note what is required of both parties to execute the transaction. The contract should protect the best interests of all parties involved and should be comprehensive in nature.

Negotiate The Offer

Just like the above paragraph, we will review all of the documents in the offer with you in order for you to make an informed decision on what your options are regarding accepting or negotiating the offer. Remember, we should also take into account the CMA and the market conditions when negotiating an offer.

Find The Right Vendors

This will depend on the terms of the contract. Sometimes, you may need to hire a licensed contractor to resolve a problem with the property. Again, this all depends on the offer and negotiations.

Pre-closing

A few days before the closing, we will contact the entity closing the transaction (Title Company). We will make sure that all of the necessary forms and documents have been prepared and are going to be available for you to sign on the appropriate date.

Closing

"Closing" refers to the meeting where ownership of the property is legally transferred to the buyer. We are usually present during the closing to help explain the process and forms to you and make sure everything goes as planned.

 

Then, you can put the champagne on ice!

After The Close

You will need to make sure that all of the local services (i.e. electricity, gas, lawn care, cable, etc.) have been cancelled or, if the new owner is going to retain some of the services, the name for the account should be changed.

 

The property and anything assigned to the buyer according to the contract should be prepared appropriately for the new owners. This will make the transition as smooth and effortless as possible.

Price It Right The First Time

Price is the single most important reason why homes sell or do not sell! If you truly want to sell your home then pricing your house right from the very start should be your #1 priority.


Going through the drill of prepping before showings on a moment’s notice begins to discourage sellers especially when after dozens of showings there has been "no real interest." "No real interest" means something is wrong. And most likely the price is too high and or the home does not complement the price being asked.

 

Listen To Your Realtor!

We will present you with a very careful competitive market analysis or “Comp” to show you what other homes have sold for. In fact, every month it would be wise to review a new “Comp” to see if average sales prices have changed so you can adjust if necessary. If after being presented with this information you insist on pricing your home above market pricing then you are most likely setting yourself up to join the long list of expired MLS listings, or you may find yourself selling at a lower price than if you priced your home right from the start!

Importance Of Staging Your Home

You have something to sell, and buyers are looking for something to buy. Your job is making a buyer want your home!


If your home looks cluttered, needs to be cleaned, is arrayed with worn out furniture or furniture that does not complement your home, has funky paint colors, visible damage, dog damage, dirty paint and other unsightly "red flags", then you are setting yourself up to fail in your effort to sell.  Unless you are prepared to take care of business on your end, you are most likely wasting your time trying to sell your house.


If buyers pull up to your home only to see a yard that needs obvious attention, or finds litter, and other personal effects scattered about, think of the initial impression you are sending a buyer. Since this is a buyer’s market, and you get only one first impression, you want it to be a good one.


Before the potential buyer arrives, turn on the lights and open the blinds in every room. Even if your home is a mansion, lighting is critical for a good first impression. Second impressions are hard to come by if you don't get it right the first time.

Leave Your Emotions Out Of Your Home Sale

When you finally get an offer, don't blow your top if it's not what you were expecting. It is not about you, it's about your house and the market! A low offer is nothing to pout about. Remember, some people never see an offer.
